THE PROCESS

Initial Consultation

Upon initial contact, we will assess your needs and provide an outline of what your project will entail. We will make you aware of what consultants your project should require, as well as what the local reviewing jurisdiction may ask for.

Preliminary Proposal

This phase is all about setting expectations. We take your project scope and translate it into a preliminary drafting cost estimate, giving you a clear understanding of potential investment for our fees before moving forward.

Site Visit

If your project requires a site visit, we will travel to you to gather all necessary information to proceed. The site visit allows us to gather accurate, real-world information about your property. We take measurements, document existing conditions, and identify any constraints that may impact design and construction.

Preliminary Layout

During the preliminary layout phase, we develop an initial floor plan based on your needs and project goals. This gives you the opportunity to review, request revisions, and approve the layout before we move forward with the full building plan set.

Construction Drawings

Once the floor plan is approved, we move into the construction drawings phase. This is where we develop a complete set of detailed plans and coordinate with any required consultants to ensure your project is ready for permitting and construction.

Project Submittal

Once we have completed the plan set, and all necessary consultant work is done, we move on to submittal. In this phase, we act as your representative during plan review. We submit your project (where electronic submittals are permitted) and coordinate directly with the city to address comments and keep your project moving forward.
